Preparing for a Pre-listing Home Inspection: Part One

Selling a home can be a long, tedious process. To prepare your house for the market, invest in a pre-listing inspection with Americas Choice Inspections in Charlotte, NC. We will identify problem areas in your home, so you can make repairs and adjust your asking price accordingly. To get ready for your pre-listing home inspection, follow these six simple steps:

1. Clean and Declutter Inspection Access Points

Americas Choice home inspectors are incredibly thorough. We will inspect the home's structure, exterior, roofing, plumbing, heating & AC, electrical, interior, insulation/ventilation, and built-in kitchen appliances. To prepare, we recommend cleaning the furnace filter, stove, and oven prior to your inspection. We also suggest emptying the attic, clearing access points to the home's attic or crawl space, and removing debris from around the perimeter of the home.

2. Test Functionality of the Items to be Inspected

By preparing well for your home inspection, you can eliminate many of the little issues that are typically revealed by an inspector. This will allow the inspector to focus on bigger problems that may have otherwise gone unnoticed. Some simple steps to follow include:

  • Testing window locks and seals
  • Flushing toilets and running faucets
  • Running ceiling and bathroom fans
  • Testing light switches
  • Opening and closing garage doors
  • Securing weather stripping around doors
  • Ensuring that downspouts are diverting water away from the foundation
  • Making sure heating ducts are connected
  • Making sure fan ducts are venting out of the attic

3. Basic Safety Precautions

To keep your home safe and secure for potential buyers, make sure standard safety precautions are being taken. Replace the batteries in smoke detectors and test all carbon monoxide detectors. It is also important to have a fire extinguisher nearby. And, if necessary, exterminate rodents or insects. Most buyers will require a pest and termite inspection: knowing that the home has already been exterminated gives buyers peace of mind.
